You scumbags. When I moved in there your maintenance guy inspected the place, he did a piss poor job. Like a fool I trusted that he knew what he was doing and did a thorough inspection, so I signed the paper.

Now that I’m gone you guys want $600 for a screen door that went missing, to paint the whole apartment because the walls are dirty (they are in the EXACT same condition they were in when I moved in) and the carpet needs to be replaced. The carpet already needed to be replaced, I’m not about to pay to have that done when it wasn’t done for me, even though the last guy before me smoked so much that it gave me and my roommate allergic reactions all the time.

To the unsympathetic bint at the office I just got off the phone with. You’re a real gem, lady. Great customer service skills, threatening to hang up on me for “being saucy”. Excuse me for being upset that I’m being ripped off for hundreds of dollars. Way to acknowledge no fault whatsoever. As far as I’m concerned the apartment is pretty much the way it was when I got there, with the exception of a missing screen door which my $400 damage deposit should more than cover. The way I see it, you guys owe me the difference. You guys clearly do a piss poor job inspecting on purpose, the guy was in my place all of 3 minutes. You got quite the nice little racket going, as I’ve heard the same story from a few of your former tenants. Funny how the inspection on the way out was so much more thorough.

One more thing. The provincial legislation that requires tenants to give 90 days notice if they are terminating a lease is total bullshit and puts the little guy in a shitty position. 30 days should be plenty. 90 days is an entire quarter of a year, in the 90 days notice that I gave you, I lost my job and my roommate suffered an injury that rendered him unable to work, much less move his stuff. I tried to call back 30 days before the lease was up so we could work something out, no go, you guys already had the place ready for someone to move in May 1st.   2. When you are handed an inspection sheet …… highlight the deficiencies at that time and do not provide this document unless someone in authority at the management company has initialed each deficiency.

    It is your duty to inform the management that item A-B-C has not been addressed should it state this work would be done.

    This is a two-way street ……… for those who accept a one-sided contract then you get to live with THEIR terms and pay the piper when he comes-a-calling.

  3. The only time you need 3 months notice is if you’re on a yearly lease. That’s spelled out in the Residential Tenancies Act and isn’t really the fault of the landlord.

    If you’re on month to month, 30 days notice is all you’re required to give. There’s this scumbag renting apartments in clayton park area that pulls this shit. He’ll put you on a month to month after the year is up and then still require 90 days notice… thing *is* before they’ll even consider your application, you have to sign off on that and agree. There’s a bunch of other shit in his list too — like how you agree to pay to have your parking space cleaned if you get oil stains on the pavement. WTF?

    And I’m pretty sure they can’t charge you for more than your security deposit OB (yes I know it’s you who wrote this). Charging for painting is ridiculous on top of the bargain — especially since most reputable companies will paint before each tenant.

    When you moved in did you bring any of this to the attention to the property managers? I would’ve been on the phone first thing and mentioned the shitty job done in inspecting your place before you moved in. My apartment wasn’t cleaned properly before I moved in and it was their ‘professional’ that does it so the cleaning inspection was waived by the super. After my mom and I had scrubbed our guts out cleaning our apartment down the hall before moving, we were PISSED at the shitty job done on our new apartment. So we complained to the super.

    Especially since we replaced all the light bulbs in our old place and half of the ones in the new place were burnt out.

  4. has anyone, anyone, ever thought to take fucking pics of said damage, and date the fucking things. when i moved in here, i took pics of everything i could, to the total of about 60 of them. and i had a paper with the date and time on it in every one. common sense prevails in some places. use yours for fucks sake.

  5. Carpets in rental properties, especially in living rooms, is a sign of a fucking idiot landlord. Install laminate flooring that lasts for years, or replace/clean carpets just about every year? Hmm, I wonder what makes more sense. My room mates and I found out last night we have hardwood floors under our living room carpet. Needless to say, the room looks way better after we tore up all the carpet with box cutters. The landlord should thank us for increasing the value and appearance of the house. 🙂

  7. Thats exactly what i did Life it got me out of a jam with killam cause i took em dated them and got my landlord to sign them. As long as you do your homework this is really a non issue

  9. i used a camera with date and time, plus the sign, to doubly make sure. and by the way, the owner where i live, is putting down all wood floors, when tenants move out now. real fucking nice looking too.
