I get so tired of people bitching about rent hikes! I am a landlord who has to pay utilities and taxes on my property. If they go up, I have to download costs to my tenants. I know there are unethical landlords, but there are a lot of good ones as well. I suppose we could let all the beautiful Victorian houses fall down around us so you can pay a low rent, but I and many others are glad they are being saved. If this causes your rent to go up, maybe you could move to a cheaper, less convenient part of town. I think the main bitching should go to the government who doesn’t build enough low-cost housing! ‘Nuff said. —Not the enemy!

I’ll give this bitch a pass. A legitimate landlord who looks after their property and tenants has every right to download these costs. Unfortunately, there’s fewer and fewer legitimately good landlords.

I think rent around here is kind of high considering people make 12-20 bucks a hour generally Rents only supposed to be 30 percent of your income, Add in the costs of a vehicle, groceries and utilitys and your cutting it pretty close even at 20 an hour full time
Mr. Meaty nailed it. The problem is that few landlords are content to make a reasonable profit. If we were to have a real economic boom, most landlords would jack their rents as high as they could regardless of whether their expenses went up or not. And it wouldn’t matter how long tennants had lived in a property and paid rent – if they couldn’t afford the jacked-up rent they would be tossed mercilessly from their homes. And that’s why we need rent controls!
Besides, OB, if you can afford to own Victorian rental properties then maybe you have more than your fair share of money, already. Do you really need to make public pleas for more money?
since when should privately owned property be ruled by the NEEDS of renters? if your income is low, you have to find a place you can afford – the market shouldn’t abase itself before you. or go into gov’t housing. the gov’t is there to respond to NEED.
private property determines the price based on what people are willing to pay. market. if no one will rent a 2500/mo place the price will drop til a renter pays that price.
‘reasonable’ has dick all to do with it. same with ‘fair share’ Christ on a Christmas tree.

The problem is that just about all of the self-decribed “free market” folks want it both ways. When the economy goes well they want to rake in the bucks but when things don’t go well they want government subsidies and tax breaks at the taxpayers’ expense.
And, BTW, I don’t have any problem with someone being succesful or wealthy. It’s just that they should recognize that they are fortunate and stop making pathetic public pleas for more money. So, cry me a river for the poor hard-done-by landlords!

For those who complain about owners, exactly how much money did you put into the business? How much extra time, and how much sacrifice? Like most employees, you put in your workday, take a cheque, and that is about the only thought you put in to the business.

Now you have a giant-ass mortgage and no one that wants to spend 2000 plus utilities for your poorly maintained, 2 bedroom, victorian ‘palace’ where you have to beg and plead to have a fucking fish as a pet. With the glut of “luxury” apartment buildings going up offering a free months rent to entice a non existent renter base, good luck getting your retirement score rented. Halifax is hardly in a runaway inflation boom that would justify rent control. if no one can afford the posted rents the rents have to decrease. landlords don’t usually like units that have no income. in fort mac you can charge 2500 for a closet because the people working there will/can pay it. there is nada for rent, places are being fought over.
that’s not the case here. you want a peninsula character rental you are going to pay for it because the land area is small and the demand is high. you want cheaper – go out to the scenic 101 view blocks being build by the dozens. the ones shimd is talking about.

we don’t have a bubble here, it wasn’t that big. prices jumped when the contract was announced but not a huge amount. maybe a blister size, somewhat flattish on the top, but not a bubble.

Stagnent real estate market, falling oil prices, and investors running for gold? The pessimist in me sees signs of the “double dip recession” on the horizon. The fall of the “petrodollar” is going to fuck shit up.

Rents are as high on the peninsula as they are because people will and do pay that much.
What’s hilarious is rentals in my hood (clayton park west). My building is ran by a company who always has waiting lists because they charge rent just below what the other companies charge. Meanwhile, all I see with the other buildings ran by other companies are ‘open house’ signs.
I can guarantee my landlord is making more money charging a little less and having all units rented than the companies charging more and sitting on vacancies.
So you make a profit from doing basically nothing but collecting rent, and occasionally calling in a repair. Fuck you! I thought we left this feudal system shit behind centuries ago.

Yeah I have seen many of those low-income townhouses… My ex boyfriend used to share one with 3 guys. They’re like rooming houses with a disgusting shared bathroom and shared kitchen and the main areas and they’re ALWAYS nasty as fuck. 90% of landlords out there are slumlords, or they’re stupid enough to rent to college frat boys who destroy their joint.
Here’s some law for ya’ll who be receiving rental increases this year:
Landlords must provide 4 MONTHS’ NOTICE PRIOR TO THE ANNIVERSARY DATE OF YOUR TENANCY. Example: If you moved into your shitpit on December 1st. Then say, you get a notice in February of a rental increase. You don’t have to pay it. The landlord would have had to provide notice back on Sept. 1 about the upcoming increase (4 MONTHS’ PRIOR TO THE ANNIVERSARY DATE OF THE TENANCY.) Many landlords don’t know the regulations of the Tenancy Act and feel they can do what they want – and strong-arm tenants into paying whatever they want – not so. I for one wish Halifax would start rent control. These rents are getting ridiculous. A fucking grand for a one-bedroom hole in the wall. And these landlords don’t do shit. They rent out the units and you never see them again, unless your rent payment is late…Den dey magically appear!
NO_FOOL you are correct landlords are supposed to give a tenant 4 months notice prior to a rent increase,if they do not the tenant doesn’t have to pay.
My landlord did that to me, when I spoke to the Tenancy Board he advised me that fighting the increase wasn’t in my best interest because if I’m still living there next year the landlord could raise the rent to any amount he wants to get back at me.
I chose not to fight it.

The Annual Allowable Rent Increase Amount (AARIA) will be published on or before March 1st of each year, and is valid for rental increases with an effective date from January 1 to December 31 of the following year.
A landlord may give tenants in a land-lease community a rental increase that is anywhere between zero and the AARIA, using the Notice of Rent Increase form provided.
If a landlord wishes to give a rent increase that is higher than AARIA, the landlord must make an application to director using the guidelines in the Landlord’s Guide to Residential Tenancies.

It drives the rent through the roof. $3000 for a three bedroom is not unheard of. That’s insane.
Last time I went looking, there was an apartment for $1200. I would have been OK with that, but then they informed me it was going to be $1600 as of september, and if I didn’t pay it someone else would. This was a two bedroom apartment. It wasn’t even that nice.

There’s a loophole now. Term leases may or may not apply. It can be interpreted that the rent can be raised after a 6 month term lease. It explictly says it can’t be raised for a year, but many landlords are claiming it can if it’s a term lease. At least two major companies.
My MLA was looking into closing the loophole but I don’t know what became of it.
