  1. selling a home thru a realtor is plain silly. you lose a chunk of cash, for them doing fuck all. i sold land a couple years ago, and got every cent i wanted. and no extra fees paid out. use kijiji o.p., the ads are free, and you can pick and choose, who goes to look at property.
    if i had to do it again, i would still go this route. there are many hidden costs with sales people from companies. i know of one lady, was asking $175,000 for her property, the dude told her it wouldn’t go for more than 50,000. so she sold it for 45,000, and found out a few months later, that it was a buddy of the guy that sold it thru the company.
    so now, here she is, out over 100,000 bucks, and a lot wiser. and out of that 45 grand, she had to pay for his fees, migration, and lawyers fees. sucked in much. had i known she was selling, i would have done it for her, for a very small fee.

  5. LS, I know if you are willing to do the leg work yourself… all you need is a lawyer.
    I’ve bought several places & have yet to go through a realter. IMO if I can do it anyone can.

  6. that’s what i said about the land i sold, the other lady got sucked in to the hype of you have to have a realtor, which is bullshit. but i didn’t know she was selling, til it was too late.

  7. The little bungalow I rented last summer is assessed at 112,000 (up from 50K ten years earlier). I couldn’t believe it when I found out the selling price is 188,000! Yes, prices are going up, but I don’t want a mortgage for more than the house is worth!

  8. i’m amazed at the selling prices in my neighbourhood and surrounding areas. we could build another small dwelling in our backyard but i keep planting trees…mmm lilacs

  9. I’m with you Paingirl & Xeno…its actually shocking what land on the water is selling for !
    Just my land, house not included has risen by a factor of almost 10 times in 12 years !

    There is a lot that is about 1 acre, approx 110 feet of water frontage that was for sale when I bought my piece 12 years ago (its coming up on that long) they wanted $9,500 for this ‘small unserviced lot’ back then..it recently sold for 90 thou, according to the neighbor I know. It was the only water lot left along this stretch of river in this area undeveloped. Although there is potable water there now from a local co-op taken over by HRM Water, not sure who paid to put it in.

  10. Still, though, it is in the realtor’s best interest to get the best price for your house—that’s how they get paid. If $2,000 spent on cosmetic changes yields a $10,000 higher selling price, isn’t it worth it?

    Sounds like you’re taking this personally, OB. Has it crossed your mind that maybe you’re being a douche about this?

    I bought my little house through a private sale. All I needed was a lawyer – which you need anyway. And you can get forms and how-tos from a legal forms book from the library. Gratis .
