i kinda agree with hh. $20 for a mojito is much and halifax landlords charge a lot for rent compared to some places in montreal that i’ve seen. halifax has it’s good points too but there’s a lot of room for improvement. i think some people have seen good growth in halifax over the years and think halifax is bigger and better than it actually is. overall though, halifax does have a lot of nice people.ps…transit here sucks compared to montreal…wish they could improve on that

i have to agree with lots of the points made here….the one thing about this entire province is the lack of a good landlord/ tennant act. Rent here can get jacked up with no real control. Landlords arent really bound to the rule book and many slumlords exist here and with little laws, they can stay like that. Ontario has them, but reporting to a tribunal can get that shit turned around.Mojitos at $20? wow. not a chance.
That’s true, no regulation of rent. Other provinces have a maximum 3.9% or something like that per year. My rent went up 7% recently.Halifax used to be cheap but it’s getting bad…
Yeah, I don’t think rent control was much of an issue or really needed until recently when a small number of companies started buying up most of the rental properties and jacking up rent seemingly arbitrarily. Maybe now that it is more of an issue, something will be done about it.
the one thing about the company that bought up most of the properties, they are going to fight to keep from a certain regulation number to be assigned. They are going to have the defense that they improve the property significantly from previous owners, and them ocean towers are a prime example. They have learned from other provinces how to conduct business and they have perfected the craft, and seeing as how this is one of the last provinces to not have any form of rent control, they will have the best argument to prevent it. Rent in this city is cheap, but you have no leverage over your landlord. I would rather pay a bit more, and have a set of standards and a board or tribunal that has the right to enforce those standards (which they do for the simple price of paying for the application so even those that have no money can afford it) than live cheap with no security.

wait, isn’t there a national set of standards? the residency tenancy act does include many little tidbits that can help- including I do believe something about landlords being able to increase rent only at specific times or with suitable notification. regardless, as far as slums go, that little document does take care of a lot o fit- you are entitled to certain things, and if they are not provided, there are consequences. example: when I first moved into my latest apartment, the heat was wonky- sometimes it was on, sometimes it wasn’t. because I’ve read that documentation and no the rules, I didn’t just bitch to my pals about it (although I did do that, for the fun and all), but I told the landlord, and we wokred it out so I didn’t pay rent for the two weeks it took to get it all sorted.I haven’t had to pursue much landlord fuckery in this province, but I know even in Alberta, where the phrase ‘rent cap’ will get you flogged in the street, there are things you can do- every province has people who’s job it is to look after tenants and landlords. a quick call to them can lead to an inspection, which can and often does, even in Alberta, lead to fees having to be paid by the landlord, either in fines or upgrades, or generally both. threat of THAT is usually enough to get stuff down, as most landlords, even the good ones, would prefer not to involve powers that be in their wallets. so yeah, while Nova Scotia doesn;t have some sort of official thing to watch our backs any more than most provinces, if you have read the tenancy act all landlords are required to give you, and actually know all the rules and what to do if you feel something’s been broken, you can still have a lot of power, and it doesn’t cost you anthign in time or legal fees or whatnot.
end of that being as well to the OP I’ve lived in a number of ciities, with far more legitimate slumlords than here, and I have to say- it’s not perfect here, but it could be so so so much worse. as a student you can still get an affordable apartment that isn’tfalling down or trying to kill you in a decent neighborhood. that’s important.
I agree the rent here is pricey! minimum wage goes up but it gets off-set with the cost of living and food!
actually hedgy,there is any sort of national standard. There are basic laws that apply. But shit like rules to evict, landlord entering premise, rights to withhold rent, are made up by each province. Many provinces have there own boards or tribunals. There isn that here.Take ontario for instance. In order for a landlord to evict you, (which takes 3 months) for not paying rent, the landlord must apply to the Housing Tribunal Board. At this time you are served your first notice to which you are to appear at a hearing which is minimum 7 days from serving of notice. You can go or not to try to state your case, but if you dont go, they get notice that can seek your removal by the sherrif. A second notice hits your door to which you have 7 days to appeal to the sherrif.(by the way, once you get that first notice, you have 14 days to pay your late money. after the second notice, you are given 30 days to pay the late money)after that 30 days from when the sherrif is served the papers, the sherrif can come lock your shit. Now, i said 3 mths to get evicted as in most jurisdictions, the sherrif and tribunals are SERVERLY backlogged.
rent here is not really pricey, it just seems it because everything else like milk or bread or gas is like 25% more exspensive than it is in the rest of the country. Minimum wage earners in ontario and BC can live just fine and pay higher rent, but the day to day shit like groceries are affodable.*by the way i meant there ISNT a national standard hedgy
actually Homie, that’s exactly what the national standards do. YES the way you go about reporting and dealing with issues may be different province to province, but stuff about eviction, witholding rent, landlord entering premises etc- that’s in the Landlord Tenants act and thus applies, no matter where you are.and despite different judicial systems for each province, in my experinence generally just reading that document (which landlords HAVE to give you btw), and knowing what’s in it, is enough to stave off a lot of problems before they start- landlords don’t want to involve the offical system if they can avoid it. My point in my previous post was that yes, most people probably aren’t as dictionary like as youw hen it comes to the nuances of this- however if you take 10 minutes and leaf through the document that applies to the entire country, you can do something about most problems, which is simply something I think most tenants don’t do- a level of ignorance shady landlords are counting on.

Ontario, there is an established 48 hours notice or some shit. There is no national landlord act. There is just basic law.curious, i would love to see this document that you refer to that is nationwide. I am 99% positve there isnt such a document. This is a provincial issue. withholding rent and shit like that…. there is no law that applies nationwide. The landlord tennant act of ontario (which i am very familiar with), states that rent cannot be witheld for ANY reason. The only powers that can adminster this, is a tribunal. This differs from this province and PEI. You can withhold here, if you think you are being cheated.
Ok maybe I’m using the wrong words to describe it but:the landlord tenancy act.it’s a general documetn I’ve recieved in three different provinces from numerous differnet landlords. it does cover such things as entering premises (must give 24 hours notice) etc. there are provincal guidelines as well, but the Landlord Tenancy act is the basic platform on which everything else is built.
the agreement is the same peice of paper, but if you look closely, that rental agreement shit they give you is just a template. Like ontario did, they compared that same basic document with reality. Lots of shit in that agreement isnt fair to the tennant. Ontario has changed the rules with that “basic agreement” and forces companies like “that blue company” to issue agreements that comply with the standards set out by the tribunal. Look at the rental agreemnt you have now, does it make referance to any specific laws or the provincial regulations? No, its that bullshit document that has been around since the 70’s
and like i said, there is NO national landlord/tenancy act. There is nothing that is nationwide. There is no part of this in the criminal code. Only things that make referance to other crimes, like fraud, theft, tresspassing. Shit that is disupatable, minimum standards, rent increases, those are all provinical things.
